Work we hand attorneys

We are the research and intake side of a surplus funds practice. You get files that are already documented, already signed, and already worked up — not a name and a phone number.

Detail

What arrives on your desk

  • The recorded sale document and the confirmed bid amount
  • A reconstructed payoff and a written surplus calculation you can check
  • A title and lien review — what is recorded, what is released, what is arguably time-barred
  • The claimant, identity-verified, with the chain of interest established
  • For deceased owners: a documented family tree, affidavit of heirship, death certificates and located heirs
  • A signed engagement, and the fee terms in writing

Why the heirship work matters to you

The files that consume attorney time are not the clean ones. They are the ones where the owner died in 2013, there were two marriages, one child predeceased leaving children of their own, and no probate was ever opened.

That research is our core competency. We build documented family trees and heirship affidavits as a matter of routine, with the genealogical and public-records infrastructure to do it at volume. You get the finished record and apply judgment to it, rather than spending associate hours assembling it.

How the relationship works

Straightforward and compliant. The client engages counsel directly; you exercise independent professional judgment on the file; fee arrangements are structured to comply with the Texas Disciplinary Rules of Professional Conduct, including the rules on fee sharing and on the unauthorized practice of law. We are not a law firm and we do not give legal advice, appear, or hold client funds.

If you already run an excess-proceeds practice and simply want a research and intake pipeline behind it, that conversation is a short one.

Coverage

Dallas-Fort Worth is our densest coverage — Dallas, Tarrant, Collin, Denton, Rockwall, Kaufman, Ellis and Johnson counties — and we work statewide across Texas. If you practice in a county where we do not currently have counsel, we would like to hear from you.

Questions

Questions

What volume are we talking about?

It varies with the foreclosure and tax-sale calendar. Ask and we will show you current throughput and the mix between living-owner and heirship files.

How are fees structured?

Structured to comply with the Texas Disciplinary Rules, including the rules governing fee division and the unauthorized practice of law. We will walk through the exact arrangement on a call.

Do you hold client funds?

No. Never. Disbursement runs through the court and counsel.

Can we see a sample file first?

Yes. Ask for a redacted work-up and judge the research yourself before committing to anything.
